In Brooklyn, where real estate moves at an extremely fast pace, you do not want to delay your application process.
Here is everything you will need to submit to be approved:
- Completed application
- Proof of Income in the form of your 3 most recent pay stubs – this should prove that your (combined) yearly income is 40 times your rent
- 3 most recent bank statements
- Photo I.D. – state I.D., driver’s license, or passport
- Most recent W-2 form or tax return
- Letter of employment with your start date and annual salary
- A deposit for one month’s rent in the form of cash, cashier’s check, or money order (No personal checks)
- A $20 application fee to cover the credit check and the paperwork processing
For an applicant with a credit score lower than 680, such as a student or someone who recently started a new job, a guarantor is your best option. The guarantor will need to provide the paperwork to prove an annual income of 80 times the rent and a 700+ credit score in order to guarantee the lease.
Here is a list of documents for the guarantor to provide:
- Photo I.D. – state I.D., driver’s license, or passport
- Proof of current income – Pay Stubs
- Most recent W-2 form or tax return
- Bank statements of most recent checking and savings accounts
- A notarized form guaranteeing the lease (we will provide that)
- A $20 fee to cover credit check and paperwork processing
